Qualifications

Education:

Job Summary

The Maintenance Supervisor is responsible for the day-to-day supervision of all technical maintenance activities across FCC’s property, covering Mechanical, Electrical, Plumbing (MEP)Extra Low Voltage (ELV) systems, and Civil/structural works. The role ensures that all building systems operate reliably, safely, and efficiently. The Maintenance Supervisor works under the direction of the Assistant Facility Manager and Facility Manager, supports fit-out and repair activities, and enforces safety standards including contractor safety briefings.

Key Responsibilities

1. Maintenance of MEP Systems

Mechanical:

  • Supervise the operation, repair, and preventive maintenance of HVAC systems (chillers, AHUs, FCUs, VRV/VRF), ventilation fans, and exhaust systems.
  • Oversee maintenance of plumbing systems (water supply, sewage, sump pumps, booster pumps, water tanks, drainage).
  • Maintain fire protection systems (sprinklers, standpipes, fire pumps, wet/dry risers).

Electrical:

  • Supervise maintenance of main switchgear, distribution boards, cabling, lighting, sockets, and earthing/lightning protection systems.
  • Oversee generator sets, automatic transfer switches (ATS), UPS systems, and battery banks.
  • Manage electrical load balancing, power quality monitoring, and energy consumption logging.

ELV (Extra Low Voltage) Systems:

  • Supervise maintenance of:
    • CCTV surveillance systems (cameras, recorders, monitors).
    • Access control systems (card readers, biometrics, electric locks).
    • Fire alarm and public address (PA) systems.
    • Building management system (BMS).
    • Data/telecommunications cabling (structured cabling, Wi-Fi infrastructure).

  • Develop and execute Daily/weekly/monthly preventive maintenance schedules for all MEP/ELV/civil systems.
  • Respond to emergency breakdowns (power outage, water leakage, lift entrapment, fire alarm activation) and lead technician teams for rapid resolution.
  • Ensure all maintenance activities are recorded in logs and work order systems.
  • Maintain critical spares inventory and coordinate with the Administrative Manager for procurement of maintenance materials.
3. Fit-Out & Repair Support (Align with FM/AFM)
  • Support the Assistant Facility Manager and Facility Manager in supervising shop-house fit-out works affecting MEP/ELV/civil systems (electrical connections, plumbing modifications, structural changes).
  • Conduct pre-fit-out and post-fit-out inspections for MEP/ELV/civil compliance.
  • Monitor fit-out contractors to ensure their work does not damage building systems and adheres to FCC’s fitting-out guidelines.
  • Conduct safety briefings for third-party contractors (fit-out, repair, maintenance) before any work commenceson MEP/ELV/civil scopes, covering:
    • Lock-out/tag-out (LOTO) procedures for electrical isolation.
    • Hot work permits (welding, grinding).
    • Working at heights (ladders, scaffolding) for civil/ELV works.
    • Confined space entry (water tanks, cable trenches).
    • PPE requirements and emergency shutdown procedures.
  • Maintain signed safety briefing records and report non-compliance to the AFM/FM.
4. Team Leadership
  • Supervise a team of Senior Technicians and Technicians (MEP, ELV, Civil).
  • Assign daily work orders and monitor completion quality and timeliness.
  • Provide on-the-job training and technical guidance to technicians.
  • Conduct performance assessments and recommend training needs to the AFM/FM.

5. Safety & Compliance
  • Ensure all MEP/ELV/civil maintenance activities comply with local electrical, mechanical, fire, and building codes.

  • Report near-misses, accidents, or unsafe conditions to the AFM/FM immediately.

6. Documentation & Reporting
  • Maintain accurate logs: daily activity reports, preventive maintenance checklists, breakdown reports, and spare parts usage.
  • Prepare weekly maintenance reports for the Assistant Facility Manager (work order completion, system status, pending issues).
  • Keep as-built drawings, schematics, and equipment manuals updated and accessible.
  • Document all contractor safety briefings and site induction records.
7. Coordination
  • Work closely with the Customer Service and Relationship team regarding service requests from shophouse/business owners.
  • Coordinate with the Landscaping Manager on irrigation systems, external lighting, and drainage affecting civil works.
  • Liaise with the Administrative Manager and Procurement Executive for timely availability of spare parts and maintenance supplies.

Qualifications

Education:

  • Diploma or bachelor’s degree in mechanical, Electrical, or Civil Engineering, or a related technical field.
  • Trade certification in MEP, ELV systems, or Building Services is highly desirable.
  • Certification in safety or LOTO/confined space is a plus.

Experience:

  • Minimum 5–7 years of hands-on experience in building maintenance, with at least 2–3 years in a supervisory role.
  • Proven experience in MEP systems(HVAC, electrical, plumbing) and ELV systems (CCTV, access control, fire alarm, BMS).
  • Experience in minor civil works(plastering, tiling, waterproofing, painting, drainage repairs).

  • Assign work orders to the appropriate department (Maintenance Supervisor, Landscaping Supervisor, Housekeeping) using the designated system.
  • Follow up on open work orders to ensure timely completion and update owners on status.
  • Close work orders upon owner confirmation of satisfaction; escalate unresolved issues to the CSR Manager.
  1. Complaint Handling & Resolution
  • Listen to business owner complaints with empathy and professionalism.
  • Investigate issues, coordinate with relevant internal teams, and propose fair resolutions.
  • Document all complaints and resolutions in the system for tracking and trend analysis.
  • Escalate serious or recurring issues to the CSR Manager or Property General Manager as needed.
  1. Communication & Coordination
  • Act as a communication bridge between business owners and property operations teams (Maintenance, Landscaping, Security, Housekeeping, Administration).
  • Relay urgent issues (e.g., water leakage, power outage, security concerns, waste disposal problems) immediately to the respective department head.
  • Prepare and distribute business owner notices (e.g., upcoming maintenance, safety reminders, policy changes, holiday schedules) after approval from the CSR Manager.
  1. Move-In / Move-Out Support (for leased shophouses)
  • Assist business owners with move-in and move-out processes (scheduling, providing forms, collecting keys/access cards).
  • Conduct unit condition walkthroughs with owners and document any damage or deficiencies.
  • Coordinate with maintenance for pre-occupancy unit preparation (cleaning, repairs).
  1. Documentation & Reporting
  • Maintain accurate logs of all business owner interactions, service requests, complaints, and resolutions.
  • Prepare daily, weekly, and monthly reports for the CSR Manager (e.g., service request volume, response times, owner satisfaction trends).
  • Ensure confidentiality of all business owner personal and financial information.
  1. Policy Enforcement
  • Remind business owners of property rules and regulations (waste disposal, signage, noise, loading/unloading hours, fire safety) in a courteous manner.
  • Report repeated policy violations to the CSR Manager for further action.
  1. Duty Roster Compliance
  • Work according to the published duty roster, including morning, afternoon, or night shifts as assigned.
  • Be available on weekends, public holidays, and during emergency situations as rostered.
  • Hand over pending tasks clearly to the next shift executive to ensure seamless service.

Qualifications

Education:

  • Bachelor’s degree in any field (Business Administration, Communications, Hospitality, or Real Estate preferred).
  • Certificate in Customer Service, Conflict Resolution, or Property Management is a plus.

Experience:

  • Minimum 1–2 years of experience in customer service, front desk, or business client relations, preferably in property management, commercial real estate, or hospitality.
  • Experience using work order systems or CRM software is an advantage.

Skills & Competencies:

  • Excellent verbal and written communication skills in English and Myanmar (or local language).
  • Strong interpersonal and empathy skills; ability to remain calm under pressure, especially when dealing with business owners who may have urgent operational concerns.
  • Good organizational skills and attention to detail.
  • Proficiency in MS Office (Word, Excel, Outlook) and basic data entry.
  • Ability to multitask and prioritize urgent requests.
  • Problem-solving mindset with a customer-first attitude.

Roles & Responsibilities

Invoicing & Billing
  • Generate monthly/quarterly invoices for management fees, utilities, late penalties.
  • Update billing system with tenancy/ownership changes, rate changes, occupied units.
  • Process adjustments, credits, and disputes as approved by GM/Finance Manager.
Cash Collection & Receipting
  • Record daily collections from bank transfers, cheques, mobile payments, cash.
