Job Summary 

Perform advanced maintenance, troubleshooting, and repair of MEP, ELV (including barrier gate systems), and Civil elements. Lead a small team of technicians, support fit‑out supervision, assist in contractor safety briefings, and respond to customer repair requests.

Key Responsibilities 

• Run daily checklists for MEP, ELV, barrier gate, and civil systems; record findings and report anomalies.
• Attend customer requested repair and maintenance jobs promptly and ensure customer satisfaction.
• Maintain HVAC, plumbing, fire protection, switchgear, generators, UPS, lighting, and earthing systems.
• Maintain ELV systems: CCTV, access control, fire alarm, BMS, data cabling, parking systems, and barrier gate systems (mechanical, electrical, safety features, loop detectors, control boards).
• Perform minor civil works: plastering, tiling, painting, waterproofing, drainage, barrier gate foundations.
• Execute preventive & corrective maintenance; respond to emergency breakdowns.
• Assist in fit‑out inspections and monitor contractors.
• Lead and train junior technicians; step in for Supervisor/Sr. Technician when needed.
• Follow safety procedures (LOTO, hot work, heights, confined space) and wear PPE.
• Complete daily logs, checklists, and work order reports.
• Coordinate with Customer Service and Procurement.
• Able to work as duty roster (shifts, weekends, public holidays, and emergency callouts).

Qualifications

Education:

• Government Technical Institute (GTI / AGTI) Diploma in Mechanical, Electrical, or Civil Engineering;
• High School Pass (Grade 10 / Matriculation) with M&E technician related certificate.
• 3-5 years in building maintenance, with at least 2 years as Technician or Senior Technician.
• Proven experience in MEP, ELV (including barrier gates), and minor civil works.
• Supervisory experience is highly desirable.

Skills:

• Hands-on MEP/ELV/civil repair skills.
• Ability to read MEP drawings, single-line diagrams, and wiring schematics.
• Proficient with multimeters, loop testers, hand/power tools.
• Basic computer skills (Excel, Word, or CMMS).
• Good communication, customer service mindset, safety mindset.
• Physically fit for climbing and lifting (up to 25 kg).
• Willing and able to work on duty roster system (including nights, weekends, and public holidays).
